How much does it cost to work with you?

Buyer agent compensation is negotiable and depends on the specific transaction. Before we start touring homes together, we’ll sign a buyer representation agreement that lays out how my compensation is structured for your situation. I’ll walk you through your options and answer any questions before anything gets signed.

Do I really need a buyer’s agent? Can’t I just call the listing agent?

You can, but the listing agent represents the seller. Their fiduciary duty is to get the highest price and best terms for their client. When I represent you, I’m in your corner, pulling comparable sales, spotting issues, and negotiating on your behalf. That kind of dedicated representation matters, especially on the largest purchase most people ever make.

How long does the whole process take?

Once you’re pre-approved and we’re under contract on the right home, closings typically take around 30 to 45 days, though actual timelines depend on the lender, inspection, appraisal, and other factors. The shopping phase varies a lot too. Some buyers find the right home on their second showing, others take a few months. We move at your pace.

What if I’m not sure I’m ready to buy yet?

That’s a perfectly fine reason to start a conversation. A lot of my best clients started with “I’m just curious.” We can talk through your timeline, what your next steps could look like, and whether connecting with a lender to explore your options makes sense. No pressure either way.

What if I find a house I love but it’s a stretch financially?

That’s a conversation I take seriously. Affordability is ultimately a question for your lender and your own financial picture, but I can pull comparable sales, share what I’m seeing in the market, and give you a straight read on the home itself. From there, the decision is yours.

What’s special about working with you specifically?

I’m not the agent who’s going to talk in scripts or push you into a deal you’re not comfortable with.
